Opt. 1: Camping pitch --> for caravan, motorhome, camper, bus, car, hammock and tent for relaxing camping incl. or excl. meals, open-air or shelter, asphalt or meadow, depending on whether you have a vehicle or tent. A large family tent, hammocks or a smaller tent can also gladly be provided Opt. 2: compact room (7 sqm) --> incl. its own small bathroom with sink and toilet upstairs (not barrier-free) Double bedroom without its own shower/bathtub — these would have to be shared. Opt.3: own living unit (upper floor) --> consisting of own bathroom/toilet / shower would need to be installed, the small double bedroom (7 sqm) + large bedroom/living room with double bed, dining set, lots of cupboards, washing machine and computer. A kitchen can be installed in the anteroom; the connections for it are in place. Included services as needed: Shared use of the bathtub or shower, hammocks, garden furniture, playground, electricity, shared use of the washing machine, snacking in the delicious orchard (berries, apricots, apples, cherries etc.), chilling in the sunny or shady lounge in the garden, sociable or solo barbecue evenings, or use of the stone grill, gas grill and the campfire spot, WiFi, homemade jam and apple juice Opt. 4: Conversion/extension of the attic floor (upper floor) into an independent living unit for future rental (many preparations have already been made, such as plasterboard, wooden battens for cladding, remaining insulation material etc.) --> CONVERSION/EXTENSION of the upper floor into a separate, rentable living unit; in exchange, live rent-free for a certain time (price/performance ratio by agreement), after which the entire first floor as half of the house + if desired even a strip of the garden (can be divided off by a fence or living plants) can also be rented. You can also live here comfortably during the conversion phase; all that's missing is your own shower or bathtub as well as the installation of a kitchen (connections in place). To live really privately, a separate entrance would have to be created, which would mean building your own stairway/staircase/lift. Furthermore, 1-2 large roof windows would need to be professionally installed and the wall of the bathroom torn down to enlarge/extend it. This work can also be given to professionals if you don't have these skills. The existing living unit could be extended to a total living area of about 190 sqm + storage options in the basement could additionally be used by agreement. About 70-80 sqm are immediately habitable and don't require any major changes. a few more details about us: Unfortunately, we (mom (42) and my two daughters (10) (11)) recently had to separate from their father. At the moment I'm finding it quite hard to keep up with all the tasks and building projects. To work through the chaos that was left behind and to clear part of my land, as it is to be sold from May 25. In this regard, it would be a great help with selling various things, such as wood, plants, stored items, building material at a profit / creating ads etc. It's important to me to be there for the girls more now, which makes everything considerably harder. So be warmly welcome in our little family to help out at/in the house, gladly also in the garden, but primarily to support the work in some areas that my ex-husband didn't manage — to continue, finish, repair or redesign them. These are not big projects, but many smaller tasks, as everything is just too much for me right now, not least because I have to take care of future developments and also look for a 2nd job to be able to keep the house on my own at all, and also because my two girls need me more right now than the free time I could otherwise give them. We are absolutely open, kind, helpful and easygoing, sociable people and are happy to have guests who also fall into this category, but we can also guarantee a certain quiet for those who prefer things calmer. I'm grateful for every offer and every bit of help, and I'll do my best to give you a lovely time too. For option 4, i.e. long-term rental, we would need to discuss things a bit more intensively, but it can be tackled at any time. Pets are allowed, as long as they accept the children and don't cause any major problems ;) also happy to let them roam free on the fenced-in property ;) We live in the second row, within easy walking distance of the refreshing Krems; swimming spots as well as a fresh spring are available, and the surroundings are perfect for lovely long walks or bike trips along the river.
